Portixol seafront promenade Mallorca

Portixol & El Molinar: Palma’s Favourite Seaside Neighbourhood

There is a stretch of coastline just ten minutes from the centre of Palma that has quietly become one of the most desirable addresses in Mallorca. Portixol and El Molinar — once a humble fishing village on the outskirts of the city — have transformed into a neighbourhood that perfectly balances seaside calm with the energy of modern Palma. For those looking to live well in Mallorca, or thinking of buying in Mallorca, few areas come close.

Two neighbourhoods, one lifestyle

Portixol and El Molinar sit side by side along the same seafront and share the same relaxed, outdoor character. While locals know the difference — Portixol is slightly closer to Palma, El Molinar stretches further along the bay — to most people who live here, it is simply one community. The area is connected by a beautiful promenade that follows the waterline, lined with cafés, restaurants and small marinas where fishing boats still share space with leisure craft.

Life here is lived outside

What defines this neighbourhood more than anything else is its relationship with the outdoors. Mornings begin early — runners and cyclists fill the promenade at sunrise, yoga classes take place steps from the sea, and the cafés fill up quickly with people who have made the outdoor lifestyle a daily ritual rather than a weekend escape.

The waterfront restaurants and bars are genuinely good. This is not a tourist strip — it is a neighbourhood where people eat, meet and spend time because they choose to, not because there is nothing else. The atmosphere is relaxed but lively, and the quality of life on a typical Tuesday morning here is something many residents describe as the main reason they bought in the area.

Practical and well connected

Despite its village feel, Portixol and El Molinar are exceptionally well placed. The centre of Palma is within walking or cycling distance, and the airport is closer than almost anywhere else in the city — a genuine advantage for those dividing their time between Mallorca and home. Everything you need for daily life is close at hand, yet the neighbourhood manages to feel peaceful and unhurried in a way that central Palma simply cannot.

Property in Portixol and El Molinar

The area offers a mix of apartments and townhouses, many with sea views or just steps from the waterfront. Demand is strong and properties here are carefully sought after — it is not uncommon for well-presented homes to attract serious interest quickly.

At Gennel Properties, we know this neighbourhood well. We have recently sold a beautiful sea view apartment, a plot with a building licence and two new build townhouses here. We currently have these properties available:

  • Stunning Portixol Townhouse — a beautifully finished townhouse just a two-minute walk from the seafront, with three bedrooms and two parking spaces
  • Seaside Penthouse — a duplex penthouse second line from the sea, with a large rooftop terrace and beautiful sea views
  • New Build Townhouse in Portixol — a newly built home in a peaceful setting, close to the waterfront

If none of these is quite right, we are happy to help you find the one that is. Get in touch with us to talk through what you are looking for.

Is Portixol right for you?

This neighbourhood tends to attract buyers who want to feel at home in Mallorca rather than just visiting it. People who enjoy being active, who appreciate good food and a genuine local atmosphere, and who want the sea close but not in a resort setting. If that sounds like you, Portixol and El Molinar are worth looking at seriously.
