Yet each has its own personality, and understanding the difference matters if you are choosing where to buy.

Where exactly are we talking about?
Illetas, Bendinat, and Cas Catalá sit along the Bay of Palma, between the capital and the marina town of Portals Nous. The area belongs to the municipality of Calvià, which has the highest average income of any municipality in Mallorca. Palma city centre is around 10 to 15 minutes away by car, and Palma airport can be reached in roughly 20 to 25 minutes, which makes this stretch of coast genuinely practical for owners who travel often.
Cas Catalá sits closest to Palma, with a rocky, pine-covered coastline and a small, peaceful beach. Illetas lies just beyond it, known for two fine sandy beaches and a long-standing reputation as a refined beach destination. Bendinat continues further along, built around its golf course and known for some of the highest property values on the island.
A lifestyle built around quiet luxury
What stands out here is not flashiness, but ease. The beach clubs and hotel terraces along Illetas are popular without ever feeling crowded, and many residents simply walk down from their homes for a morning swim. Real Golf de Bendinat, one of the island’s most respected courses, is set into the hillside with views over the bay, and the marina at Puerto Portals is a short drive away for anyone who keeps a boat or simply enjoys an evening among the yachts.
This is also a part of Mallorca with genuine history. The Castell de Bendinat dates back to the 19th century, and Marivent Palace, the Spanish royal family’s summer residence, sits at the Palma end of this coastline. It has attracted an international community for decades, not months, which gives the area a settled, established feel rather than the atmosphere of a newer development zone.
Max, the founder of Gennel Properties, knows this coastline well. His favourite beach is Cala Comtesa, with the cliffs around it, and he often stops for lunch at the small café right on the sand. For exercise, he is a regular at Bendinat Country Club, where the gym is followed, more often than not, by lunch on the terrace there too. “We have sold several properties along this coastline over the years,” he says, “and every single one has been a pleasure to be part of.”
The property market: what to expect
Property here ranges widely, but it is consistently among the most valuable on the island. In Bendinat and Cas Catalá, apartments typically start from around 600,000 euros, while villas commonly range from 1.8 million to 4 million euros or more, depending on plot size, position, and sea views. In Bendinat specifically, the most exceptional villas, particularly those with frontline golf or sea views, can exceed 10 million euros.
Illetas tends to offer a slightly broader mix, including well-maintained mid-century apartments alongside newer builds, which can suit buyers looking for a smaller second home rather than a large villa.
Because so much of this coastline was developed decades ago, many of the best properties rarely reach the open market. This is where having someone who knows the area, and the owners, makes a real difference.
Good to know for families
If you are buying with children in mind, this stretch of coast is well placed. King Richard III College is within walking distance for residents of Bendinat, and Agora Portals International School, recognised as one of the top schools in Spain, sits nearby in Portals Nous. Baleares International College and Queen’s College in Palma are also within a short and manageable drive. For many international families, school access is one of the deciding factors in choosing this area over others on the island.
Why buyers choose this coastline
